Abstract
Built cultural heritage is a vital testimony to the history, identity, and architecture of a society, but it often faces threats that endanger its conservation. In Latacunga, Ecuador, historic buildings reflect the cultural identity of the region but suffer from various forms of damage. This research assesses the current state of three heritage buildings using the SISREDAD system, which allows for the precise coding and analysis of damage in architectural plans, helping to identify patterns of deterioration. Detailed pathologies were recorded through on-site technical visits, supported by images and diagrams illustrating the location and extent of the damage. The assessment considered the state of conservation, original materiality, and physical, chemical, and mechanical pathologies, allowing for a systematic assessment of deterioration. The analysis identified damage classified as damage 1 (superficial changes), damage 2 (degradation/detachment), and damage 3 (cracks or fissures), among which key pathologies such as cracks, coating detachment, and moisture caused by environmental factors, lack of maintenance, and inadequate construction techniques stood out. Comparisons with previous studies in other regions contextualized the results within the broader challenges of heritage conservation, emphasizing the need for specific preservation strategies.
