Socio-Spatial Segregation as a Consequence of Commercial Gentrification in the Centrality of Cumbayá, Quito-Ecuador

2023 , Padilla M.J.U. , Zumárraga Salgado, María Daniela , Riascos A.C.T. , Aguilar N.J.M. , Del Cisne Proaño Ruiz K.

The process of urban expansion of Quito has caused the formation of new peripheral centralities, the same ones that offer all the services that the traditional center grants, thanks to public and private investment. In this sense, citizens from wealthy social strata are attracted to reside in these new sectors where consumption, exclusivity and privatization of space become the new way of life that conditions the social dynamics of the territory. This article seeks to identify the types of urban segregation that have occurred from the phenomenon of commercial gentrification evidenced on the edges of the Central Park of Cumbayá between the years 2000 and 2022. For this, a mixed research methodology is used where interviews, photographic archives and surveys allow generating a socio-spatial analysis that evidences this phenomenon. As a result, it was found that commercial gentrification not only has displaced old residents of the sector but also created stigmatization and segregation. Finally, is evidenced that few traditional citizens have resistance to abandon their place of origin and have raised their voices against this urban phenomenon. © The Author(s), under exclusive license to Springer Nature Switzerland AG 2023.

Rescue of Historical Natural Elements: Urban Design for the Recovery of “El Censo” Ravine in Quito, Ecuador

2024 , Zumárraga Salgado, María Daniela , Miniguano A.M.C. , Padilla M.J.U.

Quito has a wealth of natural elements that over time have been consolidated as an important part of the city's landscape, however, they are in a progressive deterioration due to the lack of awareness of all urban stakeholders. The El Censo ravine is one of the most important natural elements in the city center since it has a historical value related to productive economic activities, however, it is in constant deterioration. This research has two objectives: the first, to diagnose the current state of the ravine by applying the habitability index of the public space (qualitative and quantitative research approach) and the second, to propose an urban design project that seeks to rescue this natural space (exploratory research approach). As a result, it is found that the design of an active border of the ravine can become a dynamic and connecting element of the neighborhoods in the area, in addition to conserving biological diversity, encouraging the conversion of communities and reusing historical infrastructure to rescue the urban image of the area. © The Author(s), under exclusive license to Springer Nature Switzerland AG 2024.

Methodology for the Implementation of a Management Model as a Tool for Improvement in Popular Neighborhoods of Ecuador

2023 , Ortiz, Daniela , Zumárraga Salgado, María Daniela

This research shows the methodology to be implemented in a development project of a tool for the management of popular neighborhoods in the city of Quito, this Management Model approach is based on the international standard ISO 9001 - 2015, together with the active participation of the Pro-Improvements Committee of Sector "C"in the Carcelen Urbanization of Quito, as a first stage in the development of the parameters to be considered for the execution of this tool. At present, the reality of the neighborhood administration of the different organizations is developed based on the "empirical"experience, that is, with the intention of improvement on the part of its managers. The main objective when developing this tool is to provide an easy, friendly and intuitive mechanism to social leaders, allowing them to ensure an assertive planning, development and control of their initiatives for the benefit of the community, evidencing their processes in a clear and efficient way. In the process of this stage, an exploratory inquiry methodology is used, which combines the approaches of both the guidelines of the ISO 9001 standard, as well as the nature of the organization for the development of the five stages proposed by this research: a) Definition of the organization, b) Identification and definition of processes, c) Definition of intervention, d) Management system, and, e) Socialization and validation, which allow building a simple management model. Finally, in the development of this series of processes and instructions, a programmed element is proposed for the simple use of the model, this element will be tested as a case study. With the results of this methodology, the management system will be developed and strategies will be implemented in the study to provide constant feedback to the processes in order to enter the continuous improvement cycle. © 2023 IEEE.
